Ideas wanted: variables or multiple pages with similar content?

Hello Lecotra Community,
I am currently working on an elearning that's supposed to train sellers for a tradeshow. The booth their working on is separated in different zones for different topics.
What the learners are supposed to do is to take customers to the right zone depending on their interests.
This is how I thought of realizing it:
- On the top have a speech bubble with the interest of the customer
- below have a map of the booth with the different zones and other points of interests
- put transparent shapes over the zones etc. and if the right one gets clicked link to a new page with the right feedback, if it's wrong lead to a page that gives the right answer
- then move to a new page where the whole thing is built exactly the same, just with a new text in the speech bubble and other actions on the shapes
Is this the easiest/best way to do it? Or is there a way to do it with variables?
I also need loading times to stay reasonable.
Maybe one more info: there are at least 20 different topics to be covered this way
